Soon after the Noida International Airport was inaugurated, the Yamuna Expressway Industrial Development Authority (YEIDA) has unveiled a major residential initiative aimed at accelerating housing demand and planned urban growth in the Yamuna Expressway corridor of the National Capital Region (NCR). The authority has launched a scheme offering 973 residential plots close to the new airport, providing a fresh opportunity for homebuyers and investors in one of India’s fastest-developing real estate zones.

The plots are spread across Sectors 15-C, 18 and 24A and come in a range of sizes from 162 sq m to 290 sq m, catering to different budget segments and residential requirements. Most of the inventory consists of 162 sq m (476 plots) and 200 sq m (481 plots) layouts — the most accessible options for many buyers.

Under the YEIDA Residential Plot Scheme 2026, allocations will be done through a computerised draw to ensure transparency, with registrations open until 6 May 2026 and the draw scheduled for 18 June 2026. Interested applicants must submit 10 % of the total premium as a registration fee, which will be adjusted against the total cost for successful applicants and refunded to others.

The plots will be leased for 90 years from the date of the lease deed, and location-based premiums apply — such as an additional 5 % for park-facing, green-belt or corner plots.

YEIDA has also reserved a portion of plots for specific groups: 17.5 % for farmers whose land was acquired for development, and 5 % for industrialists with active units in the authority’s area. This reservation structure aims to balance inclusive development with broader housing demand.

The launch of this plot scheme underscores the expanding real estate market around the Noida International Airport — with improved connectivity prospects and infrastructure catalysts driving interest from both local buyers and investors looking to benefit from future appreciation.
