Realty Leaders Point to Value-Led Growth With Rising High-End Residential Demand

India’s real estate sector is transitioning into a more value-driven growth phase, with luxury and high-end housing emerging as a key driver of market performance, according to industry leaders at the ICC Real Estate Summit 2026 in New Delhi. This shift reflects changing buyer preferences, increased institutional capital flows and a maturing residential market landscape.
Data highlighted at the summit show that while overall housing sales volumes in top cities declined by about 14 % in 2025, the total transaction value still rose by around 6 % to over ₹6 lakh crore, signalling that buyers are increasingly opting for higher-value properties even as affordable-segment activity softens.
Analysts noted that luxury and ultra-luxury housing — such as properties priced above ₹4 crore — now account for a significantly larger share of sales compared with the pre-pandemic period, driven by rising incomes, lifestyle aspirations and robust demand from high-net-worth individuals. In leading metros, luxury segments have expanded markedly, with recent reports showing that homes priced above ₹1 crore made up over 60 % of total residential sales in parts of 2025, while ultra-luxury units enjoyed strong year-on-year growth.
As the market evolves, developers and investors are focusing on premium amenities, larger living spaces, integrated townships and branded residences to meet the demands of affluent buyers. Institutional players are also allocating more capital toward upscale residential projects — a trend that supports long-term value creation even amid cooling overall sales volumes.
Overall, the shift from a volume-led to a value-led real estate environment illustrates India’s changing housing dynamics, where premium lifestyle offerings and investment-grade assets are increasingly shaping sector growth.
