Global real estate capital is showing renewed momentum in 2026, with India emerging as a strategic market for institutional investors amid improving conditions in commercial property investment worldwide. According to industry surveys, global investors are preparing to deploy significant capital into real estate this year, driven by stronger occupier demand, easing interest rates and a focus on long-term income visibility.

India’s commercial real estate sector — especially high-grade office space, logistics and operational assets — is increasingly being viewed as a key opportunity for global portfolios, reflecting robust fundamentals such as stable rental growth and strong leasing activity in major cities.

A Knight Frank survey of institutional investors managing over $1.4 trillion in assets showed that a majority plan to increase direct commercial real estate investments in 2026, with many expecting to be net buyers. This indicates a broad resurgence of investor interest after several years of subdued global deal-making, as investors prioritise markets with solid demand and potential for long-term growth.

Industry leaders noted that India’s structural drivers — such as rapid urbanisation, strong leasing performance and diversified market depth — support its appeal to both foreign and domestic capital, positioning the country as a resilient and attractive destination for strategic real estate investment.
