EY Global Delivery Services Signs Lease for 1.72 Lakh Sq Ft Office Space in Noida

EY Global Delivery Services India LLP has leased approximately 1.72 lakh square feet of office space in Embassy Oxygen Business Park, Noida, marking one of the notable corporate occupier deals in the Delhi-NCR commercial real estate market. The lease covers four floors in Tower 2 of the business park located in Sector 144 and runs for five years from July 1, 2025, to June 30, 2030.

Under the agreement, the tenant agreed to a monthly rent of around ₹98.52 lakh, which works out to roughly ₹57 per square foot, along with a security deposit of ₹5.91 crore. The lease also includes a 15 % rent escalation after three years and was formally registered in mid-December 2025.

The space leased comprises 37,508 sq ft at the podium level, 42,160 sq ft on the second floor, and about 46,583 sq ft each on the third and fourth floors, making it a significant addition to EY GDS’s office footprint in the region.

Embassy Oxygen Business Park is one of Noida’s larger Grade-A office complexes along the Noida-Greater Noida Expressway, hosting several prominent corporate tenants. Industry experts say deals of this scale reflect continued strong demand for quality office space in Noida as companies — including global consulting firms and capability centers — expand their operations in the NCR region.
