Muscat: Larsen & Toubro (L&T) has announced a major restructuring of its real estate operations, with the Board of Directors approving the transfer of the company’s Realty Business Undertaking (Realty BU) to its wholly-owned subsidiary, L&T Realty Properties Ltd (L&T Realty). The transfer will be executed through a slump sale under a Scheme of Arrangement, subject to necessary regulatory approvals.
The move marks the beginning of a phased consolidation plan aimed at bringing all of L&T’s real estate assets and initiatives under one corporate entity. According to the company, the restructuring is designed to create a unified, future-ready real estate platform equipped to leverage India’s growing property market. The consolidation is expected to enhance L&T Realty’s scale, agility and financial capacity, strengthening its ability to lead in a competitive sector.
Commenting on the decision, Mr. S. N. Subrahmanyan, Chairman & Managing Director, L&T, said the restructuring is crucial for L&T Realty’s long-term growth.
“L&T Realty needs to perform independently. It must continue expanding its project pipeline through proactive land bank growth and joint developments. This will require regular capital infusion, and therefore, it is essential to bring all our real estate operations under a single structure,” he noted.
He added that the proposed transfer is the first step toward creating a consolidated powerhouse capable of shaping India’s real estate landscape. The strategy focuses on deepening L&T Realty’s presence in major metros, reinforcing its premium and luxury positioning, maintaining disciplined land acquisition practices, building strong joint development partnerships and navigating market cycles with institutional discipline.
With this consolidation, L&T Realty aims to redefine urban living by integrating high-end design, strong engineering expertise and a refined luxury vision—delivering developments aligned with India’s evolving aspirations.
